Colliers Hill is one of the larger master planned neighborhoods on the Weld County side of Erie, built out in phases by several builders. If you are shopping here, the two things that catch buyers off guard are the metro district portion of the property tax bill and how much the homes vary between filings. Here is what I walk my own clients through.

Where Colliers Hill sits

The community is east of Highway 287 on the Weld County side of Erie, within the Town of Erie limits. That location puts you a short drive from Old Town Erie and the Erie Community Center, with Highway 52 and I-25 as the main routes toward Denver, Boulder and Longmont.

Because Erie straddles two counties, an address here is taxed and served by Weld County, not Boulder County. That affects your county property tax billing, your vehicle registration and which county offices you deal with.

The HOA and the metro district, explained

Like most newer Erie neighborhoods, Colliers Hill has both a homeowners association and a metropolitan district. They are not the same thing. The HOA handles covenants and the shared amenities. The metro district is a separate local government that issued bonds to pay for the streets, water lines and parks, and it repays those bonds through an additional mill levy on your property tax bill.

That extra mill levy is the single biggest surprise for buyers moving in from out of state. It can add a meaningful amount to the monthly payment, and it is not something the lender quotes you upfront. I always pull the actual tax bill for the specific address before we go under contract, and I read the district's service plan with you.

Schools

Colliers Hill is served by St. Vrain Valley School District, not Boulder Valley. This trips people up because other parts of Erie are in Boulder Valley School District. Boundaries are set by address and they do change as new schools open, so confirm your specific address with the district's boundary map before you rely on it.

Parks, trails and daily life

The neighborhood was planned with open space, a trail network and community parks woven through the filings, which is a big part of why buyers choose it over an infill lot closer to town. Amenities differ by filing, so the house two streets over may sit in a different sub association with different access.

Erie runs a large community center with a pool and fitness space, and the town's trail system connects into the regional Coal Creek corridor.

What I check before writing an offer here

The current tax bill for the exact address, including the metro district mills. The HOA and sub association documents, dues and any pending assessments. Which builder built the home and what remains of the builder warranty. Whether the lot backs to open space, a future phase or a road. Radon and structural items, which matter on Front Range clay soils.

Does Colliers Hill have a metro district?
